I'm a landlord in the process of giving tenants * notice to vacate (on a month to month lease). Here's the situation. There was a incident that I had Police document. When it was all over, tenant's son gave me her notice to vacate. However, it was dated */* and she gave her 60 days (which would be June 30th as the out date), AND it then she noted that she would be out by the end of July. (That's 90 days) .
Under Missouri law:
- Month-to-month leases can be terminated with a *-day notice.
- The tenant's notice is not binding beyond the 30 days.
- You can still proceed with eviction if they overstay.

So it doesn't matter what that she gave me a notice to vacate or what her date(S) say, I can still give her MY 30 day notice to quit and move forward with my steps, even though she gave me her vacate notice first?
