I am a landlord that has property management maintaining my rental homes. A few months back a tenant in one of the properties had a hot water heater pipe burst which resulted in a significant amount of water leaking out. The property management company was notified and sent a tech out to replace the water heater and burst pipe. The management company did not do anything to remediate the water issue which months later is now showing signs of mold in the wall. As the landlord we were not even informed about the complete situation or handling of the situation until speaking directly to the tenant recently. I now will have to address the hundreds or thousands of dollars to address the issue that property management failed to resolve at the time. Is there anything that I can do to have property management be responsible for the cost of the repairs?
It's crucial to review your contract with the property management company. If they've failed to perform their duties as outlined in the contract, you might be able to hold them responsible. Furthermore, Georgia law (O.C.G.A ยง *-*-*) establishes landlords' duties to maintain the property in a safe condition. You may need legal assistance to understand your options better.
Also do I need to hire a professional mold remediation company to handle the issue or is it something depending on the scope that I can have a regular handy man fix?
The decision to hire a professional mold remediation company or a regular handyman depends on the severity of the mold problem. Georgia law does not specifically regulate mold removal, but it's generally advised to use professionals for extensive mold issues to ensure safety and proper removal.
