Hi Charles! How can I assist you with your legal issue today?
In * I purchased a home in Inkster Michigan from a friend. The agreement for this purchase was made via text messages. Per the agreement I made payments directly to third party deed holder for 33 months. At that time, December *, the individual I am purchasing the house from paid of the balance owed to the 3rd party. At that time we agreed we would make improvements in the home and sell it so that we could receive our portions of the proceeds. In February of * I secured an invester for improvements. The seller and I both signed contract for the loan and for exclusive rights to sell. That deal fell through because seller did not pay deed transfer tax as he said he had. Now seller has filed an eviction against me claiming I am trespassing and we never had any agreement.

- Text message agreements can sometimes be enforceable, but it depends on the content and context.
- Contracts signed for improvements and sale rights may support your position.
- Eviction defenses might include proving the existence of an agreement.
