I am seeking advice regarding a commerical lease as a (former) tenant.
I operated a business with no written lease agreement with the landlord, and no expectation of rent. Use of the space was a verbal agreement to use their unoccupied space. At the same time I operated, they also used about */* of the space for their own use.
Back in July, they gave approx. * weeks notice via text saying "bad news - its gotta come down by Aug *, sorry" citing fire Marshall as reason.
We agreed, and tore down structures that had been built and waste removed by that date. I updated the landlord that was done, they thanked me. I then had remaining garbage, supplies, etc removed in the following weeks. They acknowledged, and then asked about carpet that needed to replaced. I agreed to replace the carpet, at own expense.
While in the process of replacing the areas of carpet, they messaged saying the carpet i chose was unacceptable and needed to match existing.
