Facts: Member chose not to renew her lease. Her "friend", Jamariah Middlebrooks (OP), signed a new lease on her behalf with the LL(2d OP) which didn't ask for any kind of identification apparently. OP did not pay rent and did not maintain the property. LL claims this is Member's fault. I'm trying to save Member money by writing one letter to both OPs. The LL needs to return the SD since the damage was caused by a third party not under the control of M. And the friend needs to be admonished to pay the LL because if the LL pursues Member, we will vigorously pursue her. If you can't make it one letter, that's fine. I'll call Member and have her pay for a second letter. Both will be snt via email to Jamariahmiddlebrooks644@gmail.com; Denise Palmer, dpalmer@carltonequities.com; Ebony Griffin, adrusleasing@carltonequities.com. and USPS to Townhome at Andrus * Andrus Court Columbus, OH *

- The lease was signed without the member's authorization.
- Request the return of the security deposit as the damages were caused by a third party.
- To the Friend:
- Demand the friend to take responsibility for the lease and the damages.
- Warn that any legal action taken by the landlord against the member will be pursued against the friend.

Dear Jamariah,
It has come to our attention that you signed a lease on behalf of Ameliawithout her authorization or consent, and subsequently failed to pay rent and maintain the property. This has led to the landlord holding Amelia responsible for the damages and unpaid rent.
